Things to consider

The official FAQ states that plots may require 1.5–2 m of earth filling by the allottee, or additional charges apply. Future phases depend on government approval of further Town Planning Schemes. Airport and rail dates are official or reported targets and can change. Before buying, check whether a parcel is public allotment land or private land, verify title, land records, master-plan land use and any applicable RERA registration (gujrera.gujarat.gov.in), or confirm in writing why RERA does not apply. Take independent professional advice where anything is unclear.
